Alliance Pickens contracted with Davis & Floyd for development of multiple parcels in the Pickens County Commerce Park. Scope included boundary and topographic surveys; conceptual planning to determine suitability of a site with an industry’s present and future needs; engineering of construction drawings for civil site including utilities, landscape, architecture, and structural; cost estimating and value engineering; various review and permitting processes; preparation of bid documents including technical specifications, advertising, and bidding services; and materials testing, inspection, and construction administration services.
Our team developed site plans to maximize the available buildable area of each parcel located in the Pickens County Commerce Park, which yielded parcel sizes of 9.73 acres, 11.07 acres, and 50.29 acres.
We provided in-depth coordination with owners and general contractors throughout the design-build process and site plans to maximize buildable area and use of property. We phased the site development so that early site preparation could proceed in conjunction with building and site design. We designed multiple driveways to separate trucks from employee and visitor traffic; multiple docks, building drive-through, and turnaround/storage areas for large trucks; and grading plans to balance cut/fill earthwork on site. We prevented wetland impacts, prepared buffer zone management plans, analyzed rock removal, and coordinated with local utility providers to avoid conflicts.
