The Pee Dee Touchstone Energy Commerce City has approximately 200 acres remaining of its existing industrial park. The park is in the southeast quadrant of I-95 and Hwy 327 in Florence County. The project will complete an updated master plan for the remaining developable acreage. The master plan will include options for retail/commercial development along Hwy 327 frontage and industrial development options further in the park. The master plan will be used to market the park to potential developers. Davis & Floyd provided the master plan update, industrial entrance signage and landscaping conceptual plans, and preliminary construction cost opinions for planned and proposed infrastructure and hardscaping improvements.
David & Floyd developed a series of comprehensive master plans for Pee Dee Electric Cooperative, taking advantage of the existing industrial park’s road frontage and providing solutions that allowed the Cooperative to capitalize on prime developable commercial land while enhancing the overall appearance and layout of the existing industrial park.
Our team organized and facilitated a public meeting involving the existing park tenants and industries, local elected officials, adjacent commercial business owners, and the general public. We recorded feedback from the public meeting to refine the previous conceptual plans and produce one final master plan for the park. D|F also incorporated additional aesthetic improvements throughout the park and improved landscaping, park signage, and overall circulation.
Innovative Methods
D|F land planners developed a plan that leveraged the value of commercial real estate located along major road corridors while enhancing the existing industrial park’s overall infrastructure and future development potential. Several land uses were explored throughout the master planning process, such as residential and multi-family developments, which are not traditionally considered a compatible use with industrial development. Through creative land planning solutions, D|F found a way to carefully incorporate multiple land uses thoughtfully and effectively without sacrificing the overall logistics of the existing industries and development potential of future industrial parcels.
